Johns Island Math: How Far Is Everything, Really?

johns island sc realtor

Off-peak, Johns Island puts you about 20 to 30 minutes from King Street, about 30 minutes from the airport, and closer than that to Kiawah’s public beach. Rush hour is a different story, and I’ll be honest about that too.

If you’re relocating from up north, or you’re a first-time buyer trying to figure out whether “a little farther out” is really worth it, this is the post I wish someone had handed me. I live here, I drive these roads every week, and here’s how the math actually works out.

The beach: closer than you think

From the middle of the island, Kiawah Beachwalker Park is roughly 20 to 25 minutes down Bohicket Road, under the oak canopy the whole way. It’s the only public beach access on Kiawah, run by Charleston County Parks, with lifeguards in season, restrooms, outdoor showers, and a boardwalk with an accessible ramp.

Two local tips:

Folly Beach is about the same distance in the other direction, so on a lot of Johns Island streets you get to choose your beach by mood: lively Folly or quiet, wide Kiawah sand at golden hour.

Downtown and King Street: 20 to 30 minutes

Outside rush hour, downtown Charleston is about 20 to 30 minutes away via Maybank Highway and the James Island Connector. That’s dinner on King Street and home in time to hear the frogs on your back porch.

My tip: for a Saturday downtown, leave mid-morning and park in a city garage rather than circling for a street spot. You’ll save yourself 15 minutes and a little sanity.

MUSC and the medical district

MUSC sits on the peninsula on the Johns Island side of downtown, so the off-peak drive runs about the same 20 to 30 minutes, often a little less. That’s a big reason Johns Island works so well for nurses, doctors, and hospital staff: a real yard, a quieter street, and a commute that’s manageable if your shift starts early or ends after the evening rush.

Charleston International Airport: about 30 minutes

The airport is about a 30-minute drive, usually up Main Road to Highway 17 and then I-26. For an early flight, that’s easy. For a 5 p.m. flight on a weekday, give yourself extra cushion.

What’s right in your backyard

Here’s the part the drive-time charts miss: a lot of what makes life here good is already on the island or next door.

The honest part: rush hour

At peak times, roughly 6:30 to 9 a.m. and 4 to 6:30 p.m. on weekdays, that 20 to 30 minute drive downtown can stretch to 30 to 60 minutes or more. The James Island Connector and the spot where Maybank Highway narrows to one lane near the river are the usual slowdowns.

The good news: help is on the way. The city and county are moving forward with a second lane at that Maybank merge point, a project of a little over $10 million. As of fall 2026 it’s still in planning, with construction expected to start in early 2027 and wrap up by fall 2027.

Until then, my advice to buyers is simple:

  1. Test-drive your commute at the real time you’d make it, before you make an offer.
  2. Look at which side of the island you’d live on. North of Maybank is denser and closer to the bridges. The southern two-thirds is more rural, with more space and a longer drive.
  3. Shift your schedule if you can. Leaving just 30 minutes before the rush can make a real difference.

So, is Johns Island “too far”?

For most people, no. You trade a few extra minutes in the car for oak-lined roads, more room, salt air, and two beaches within reach. The key is choosing the right spot on the island for the life you actually live.

If you’re weighing a move and want to talk through your own Johns Island math, I’d love to help. No pressure, just real answers from someone who lives here.
